Biweekly Home Watch Inspection

Full interior and exterior visual inspection by a two-person team. We run every faucet, flush every toilet, check the HVAC, inspect the foundation, roof, and deck, photograph everything, and log your water meter reading to catch hidden leaks. You get a detailed report with 15–25 labeled photos.

Arrival Preparation

24–48 hours before you arrive, we prepare your home: set the HVAC to comfort, run all faucets, coordinate with your cleaner, stock provisions if requested, turn on lights, and confirm everything is ready. Walk in to a home that's been waiting for you.

A trained, insured professional visits your property on a regular schedule, performs a comprehensive interior and exterior inspection, and sends you a detailed report with photos. It protects against undetected water leaks, storm damage, pest intrusion, HVAC failures, and other issues that can cause serious damage to an unoccupied home. Many insurance policies for vacant homes require documented inspections every 14 to 30 days.

Our standard service visits your home every two weeks (biweekly). This 14-day cadence aligns with most vacant-home insurance requirements. During summer months when you may be in residence, we can adjust to monthly visits or pause service entirely. We also offer arrival preparation and departure closing visits timed around your travel schedule.

Yes. Little River Home Watch carries general liability insurance and a surety bond. We are a registered North Carolina LLC, and every member of our team passes a background check. We take this seriously — you're trusting us with the keys to your home.

We document the issue with photos and categorize it as urgent (needs action now) or advisory (worth knowing, not time-sensitive). For urgent issues, we'll contact you immediately and can coordinate with our network of trusted local contractors — plumbers, electricians, HVAC technicians, roofers — to get it resolved. For minor fixes within our capability (a running toilet, a tripped breaker, a dripping faucet), we can handle it on the spot. You'll receive full documentation of whatever we find and whatever action was taken.

Every drain in your home has a p-trap — a U-shaped pipe that holds water to block sewer gas from entering the house. In a vacant home, that water evaporates over time. Dry p-traps allow flammable, foul-smelling sewer gas into your living space. Running each faucet for two minutes refills the traps and is one of the single most important things we do during every visit.

While one team member inspects the full exterior (foundation, siding, roof, gutters, deck, landscaping, outdoor faucets), the other simultaneously inspects the full interior (HVAC, plumbing, faucets, ceilings, floors, basement, attic access). This means your home gets a more thorough inspection in less time, and two sets of trained eyes catch more than one.
